Hello there and welcome to a PAHouseLink.com video walkthrough. I’m your host, Steve from the PAHouseLink.com team and today we’re heading out to Philadelphia for a coming soon foreclosure property.
Today’s coming soon foreclosure is 6228 N 12th St, Philadelphia, PA 19141. Located in North Philly, this 5 bed, 3 and 2 ½ bath Colonial is part of the greater Philadelphia school district. The lot is 4,368 square feet and the house is 2,500 square feet.
Alright… This property is a total gut. This is not a DIY, and you’ll see why as we take the tour. Walls are going to need to be torn down and rebuilt and carpets ripped up and replaced. A new roof is needed and the finished basement seriously needs to be updated. I repeat, this property is a complete rehab. Despite that, there’s plenty of potential here.
With that in mind, let’s check it out…
We’re going to start with our usual neighborhood shot to give you an idea of the area. On the left of the house there you can see the shared parking, with a partial shot of the garage.
Let’s head up to the front patio and in the front door. Inside we start with the living room with fireplace.
Further in we come to the side door you saw earlier, which leads into this foyer area. I have no idea what this area behind the stairs is supposed to be called, so we’ll just call it a passthrough. Why not.
In the hall here is the main floor bath. Next we head into the kitchen. Next to the kitchen is the dining room.
Through the door in the “passthrough” is the finished basement, featuring a mini bar. There’s a half bath down here as well. Down here we also see the utilities room with garage access.
Up to the second floor we go. The rooms up here are where you’re going to start seeing the real need for renovations. This is where most of the damage is located. That said, first let’s check out bedroom 1.
Next we’re going to check out the full bath on this floor. Then we head into the master bedroom which features a walk in closet. We check out the master bath while we’re here.
Now this is a pretty cool feature. It’s a second story patio over the side entrance. Makes for a wonderful sitting area when it’s warmer outside.
On the other side of the hall is bedroom 2. The one wall is set up with plenty of storage, although that is more than likely going to have to go during renovation.
Let’s go up to the top floor here. In the hall there is a nice sitting area by the window. Here is bedroom 3, with walls straight out of a haunted house. There’s another full bath up here for us to check out. Bedroom 4 features a very deep closet.
To wrap this tour up we’re going to head all the way downstairs and outside. Around the side of the house we come to the backyard with the back patio. On the side of the patio is a set of stairs for easy driveway access.
