Hello and welcome to a PAHouseLink.com video walkthrough. My name is Steve and today I’ll be guiding us through our first look at a coming soon foreclosure in Philadelphia, PA.
For today’s video we are heading out to 3242 Birch Rd Philadelphia PA 19154. This 2-story townhouse features 4 bedrooms, 2 bathrooms, a full finished basement, and a covered back patio. The property has a total square footage of 1,900, while the house itself is 1,360.
This property is in pretty good shape. Other than cosmetic updates the only real problem is the patio cover, which should be checked for damages and may need to be replaced.
A note before we start: This is a coming soon video. In this case that means the property is not cleaned out. Junk has been left in quite a few of the rooms but don’t let that turn you off, we will have a clean up crew come through and take care of the mess. When the clean up is finished we will post a listing video to let you know the property is officially for sale. Until then, please use this video to give you an idea of what to expect.
Now that we’re introduced, let’s start the tour…
Beginning outside, we take a look at the front of the property and surrounding area before heading up the driveway. For this property we’re going to enter the house through the basement door.
We enter the finished basement in an ante-room with storage on the left side. Straight ahead we have a finished living area. On the left we have full bathroom 1. Down the hallway we have the utilities on the left, and on the right we have another finished room. For our last stop down here we’re going to step back outside through the door at the end of the hall to check out the backyard.
Now we’re going to head upstairs to the first floor. At the top of the stairs we have a large living area. Further back we have an equally large eat-in kitchen.
Now up to the second floor. Taking a right and heading to the end of the hall takes us to bedroom 1. Next to that is bedroom 2. In the center of the hall we have the second full bath. Here is bedroom 3. And our last stop for the walkthrough is bedroom 4.
