Hello and welcome to another PAHouseLink.com video walkthrough. My name is Steve and I’ll be your guide as we take this tour of one of our newly remodeled luxury home properties.

For this video we are in Warrington Township in Bucks County PA to check out 168 Morning Walk Dr Warrington PA 18976. This property is located in the Somerset Walk neighborhood and is part of the highly desirable Central Bucks School District, boasting the Central Bucks South High School – a 9 out of 10 rated school on GreatSchools.org, Umani Middle School – a 10 out of 10 rated school on GreatSchools.org and Mill Creek Elementary School – a 9 out of 10 rated school on www.GreatSchools.org.

The house itself is a 2-story colonial style home with 4 bedrooms and 2½ bathrooms and a full finished basement, and because the house is located in Warrington Bucks county, it has a complete fire-suppression system installed. The property is a total of 15,536 square feet and the house is 2,670 which does not include the finished basement; the basement adds another 645 square feet of living space.

We open this video with a shot of the neighborhood and front of the property. Heading out back we get a good view of the expansive back yard – plenty of room for backyard BBQ’s and entertaining. As we walk around you’ll get a good shot of the stamped concrete patio; again, plenty of room for that grill out here.

As we head in the front door we enter into the center hallway foyer. To our left is the formal dining room; take note of the shadow box moldings used in here. Across the hallway is the formal living room.

Here we have the family room with brand new electronic gas fireplace – these new units can significantly help reduce heating cost in the winter and are remote controlled.

Next up is the gourmet eat-in kitchen with the aforementioned Frigidaire appliances, new granite counter tops contrasting cabinetry. Also, take note of the butler pantry area in between the kitchen and dining rooms. Beside the added storage, this is a great little area for setting up a dry bar when entertaining.

Behind the kitchen we have the conveniently located half bathroom. Take note that the vanity and granite counter complement the kitchen area.

Right behind the powder room is the first floor laundry room which, a highly desired feature and an exit to the backyard – again this area has new ceramic flooring and can easily be used as a mud rom as well. Next and opposite the laundry area is the entrance to into the 2-car garage.

Up the stairs and to the right is bedroom 1. Next up is the completely remodeled 4 piece, full bath with dual-sink vanity, spectacular granite counter top, full tiled shower and ceramic tile flooring.

Here we have bedroom 2 with two huge closets. And this is bedroom 3 with its own walk-in closet.

The master bedroom is huge, has its own sitting room, vaulted ceiling and his-and-hers walk in closets, one of which gives you access to additional over-the-garage storage. Both the bedroom and sitting rooms have hardwood flooring throughout.

Finally, upstairs, we have the spa-like Master Bath. This one will wow you, with dual quartz-topped vanity, enlarged shower with custom tile layout, and wonderful soaker tub with quartz surround.

All the way downstairs we enter the basement. The room on the left is an 11’ x 15’ bonus room and could be used as an office, craft room or even a game room. On the right we have a very large 20’ x 24’ finished area that would be perfect for entertaining guests or setting us a media area. As a side note, notice that access panel on the left? There is a ton of additional storage space back there.
